Rental House Makeover Reveal {& Budget}

I am back today with another reveal! Our Rental House Makeover Reveal!

If you have been following along for a while, then you may remember back in January when I shared about a new project we had started on an investment property that we purchased. I showed the “before” images of the entire house and chatted about what we planned to do with it….

This “reveal” may not be quite as flashy as some of my other ‘reveals’ because I didn’t actually get to decorate and stage this property – but I think it is a great example of how a little bit of money and some time, energy, and elbow grease can completely transform the feel of an older home. You just need to look past the dated finishes to see what ‘may be’.

We actually finished this project for good over a month ago, but it was a busy March with Spring Break and Spring Home Tours and Boy Mom Madness – our Boys’ Bedroom Reveal…. I feel like I blinked and the month was over. Does that ever happen to you? Actually, the year so far feels like it has gone by in the blink of an eye. Probably because the first two months were spent making over this property.

We kept things pretty simple: we repainted every possible surface inside the house (walls, ceilings, cupboards, closets etc.); changed out all the lighting; updated the bathroom vanity/sink/faucet/mirror/lighting/flooring; updated the kitchen counter/sink/faucet/hardare/flooring, and then sanded and refinished all the hardwood floors throughout the house (except for the bathroom and kitchen where we had some new lino installed).

Despite the hours and hours of removing wallpaper and painting, this was a really fun project. I really love how it turned out… and on a super low budget as well. Here is what we spent:

$900 – Paint
$860 Flooring- Linoleum & Install (kitchen and bathroom)
$500 – Flooring – Redoing Hardwood (machine rentals, sand paper, varathane, tools)
$120 – Ceiling Light Fixtures throughout house
$100 -Paneling – living room and master bedroom
$300 – Bathroom (vanity, sink, faucet, lighting, mirror)
$450 – Kitchen (hardware, countertop, sink, faucet)
$100 – Blinds and curtains for living room

$3330 Total Budget

Not bad for making over and refreshing an entire little house, right? The key to keeping it so low was doing almost everything ourselves. We were so thankful to our extended family for helping out. It really was a family affair: my father-in-law donated a ton of labour time to us, and my Dad helped with some of the installation jobs. The purpose of the rental is so that down the road we will be able to afford more educational opportunities for our boys, and we hope that we have made a wise investment of our time and energy. I think it looks so fresh and lovely – I just wish I got to decorate it now! Oh well, our new renter loves her new home and plans to stay for a long time, and that’s what matters, right?

  1. I grew up in this house! It was my grandparent’s home from 1954 until 2013, when my grandpa passed away at the age of 98. Our family has countless wonderful memories that were made in this home and it’s beautiful yard ❤️ You’ve done a beautiful job in giving it a fresh new life thank you for sharing!

    1. It is almost exactly like our very first home too… an old ‘wartime’ house that we completely gutted and redid- it had the same hardwood floors underneath. I think they are still my favourite hardwood. The wood came from trees out of a local forestry area so I love the history behind them.

  3. Love the makeover with the exception of the kitchen sink. By the looks of it the faucet doesn’t reach the left side.

  4. That is a fantastic affordable refresh of this home. I’m sure it increased the value of the home way more than what the reno cost dollar wise. Yay for family help! Our family helped put in a legal in-law suite in our home for my parents about 14 years ago. It sat empty for awhile but we are slowly working on freshening it again. Too bad there isn’t that lovely hardwood under the carpet in our basement 🙂

  5. Amazing transformation! We just did a rental redo ourselves. Love your tub! But, I must say I love the color of the before picture of the brick in the kitchen. After is nice, also.

    1. Hi Sharon! It is called “Etched Glass” and it is part of the new Behr Marquee line (they promise one coat coverage and they delivered!).

  6. Awesome job! I almost died when I saw the carpet in the bedroom…(Red one) never seen anything so ugly lol. Love the wood floors and everything. So nice and bright now.

  7. Wow, you guys have been extremely busy! It looks gorgeous! Your budget isn’t bad either, Hmmm.I might show this to my mother who’s wanting to do her floors as hardwoods but thinks it’ll cost a fortune.

    1. Hi Leslie! I don’t know what it would cost to have a company come in and do it for her – it may be expensive. We rented the equipment and did it all ourselves, and I love how they turned out – but I must tell you that it was a tremendous amount of work and dust. Worth it in the end, but a big job none-the-less:)

    1. I have this cheap old paneling in my kitchen and living and it has been covered entirely with wallpaper. It is so ugly but don’t know what to do whether to take the wallpaper completely down and painted over it or can you paint over wallpaper. It is a house we are remodeling to sell

      1. Hi Dana,
        I have heard of people painting over wallpaper before, and we did do that in one house that we remodelled. It depends on how well the wallpaper is adhered to the wall. If there is any damage to it or it’s starting to peel, you may want to remove it and clean and prime your walls before painting. If it’s very well adhered, then you can prime it to seal it, then paint over it. Good luck!
